New Zealand’s first ‘world-leading’ 6 Green Star Design and As-Built rated building.

3 Te Kehu Way is a new office six-storey building in Sylvia Park. A steel-framed structure with suspended concrete floors, it features a distinctive waffle patterned concrete panel and brick façade.

Our ECI involvement led to innovations that improved the efficiency and safety of the build, reducing work at height and the risk of falling materials. For example, we cast permanent steel formwork into the edges of the concrete floor slabs, and welded connections for the temporary edge protection to the formwork before we lifted the slabs into place. We also suggested that the joinery, glazing, lighting and painting on the precast façade panels be completed in the factory, allowing us to install them without using external scaffold or mobile access equipment.

We started on site immediately after the second Covid-19 lockdown, carefully tracking materials with long lead times to mitigate the unprecedented supply chain issues that were prevalent at the time. We re-sequenced the methodology around material availability to complete the project in just 17 months.

Our tower crane became a local celebrity, with children from a neighbouring daycare centre racing out to watch it every time the horn sounded to signal a lift. They were delighted when we invited them over for a closer look, even composing a song in honour of the occasion.

With New Zealand’s first 6 Green Star Design and As-Built NZ v1.0 certified rating and targeting a 5 star NABERSNZ rating, 3 Te Kehu Way incorporates numerous sustainable features and materials. We supported the client’s sustainability goals by sorting a wide range of waste on site, achieving an impressive 92% diversion of waste from landfill.
